What Amavera Does

Amavera is a mobile application and web platform that helps users document the condition of a residential property using AI-assisted photo capture and analysis. The app generates a structured inspection report based on photos taken by the user during a walkthrough of the property.

Amavera is a documentation tool. It records and describes what is visible in the photos you provide. It does not perform a professional property inspection, and it does not replace one. For purposes of these Terms, an inspection report means an AI-generated photo documentation record created from your photos, and not a professional or licensed property inspection.

Agreement

By creating an account, you must affirmatively accept these Terms of Service and our Privacy Policy by selecting the acceptance control presented at sign-up. We record the date and time of your acceptance. If you do not agree, do not create an account or use Amavera.

What Amavera Is Not

Amavera does not provide legal advice, professional inspection services, or expert opinions on property condition. Reports generated by Amavera are based on AI interpretation of user-submitted photos and may contain errors, omissions, or inaccuracies.

AI-Generated Content

Amavera's inspection reports are generated by artificial intelligence. AI analysis is based on what is visible in the photos you submit. The AI may:

You should review every report for accuracy. Amavera presents its findings with transparency, including confidence scores and explicit statements of limitation, but the AI is not infallible. The report reflects the AI's best interpretation of the photos provided — it is not a statement of fact.

Report Types

Amavera supports two types of inspection reports:

Both report types are AI-generated documentation tools subject to the same limitations described in the AI-Generated Content section above.

Reports and Immutability

Once a report is finalized, it cannot be altered. The finalized report is timestamped and may carry a cryptographic hash to verify that its contents have not changed since generation. This immutability is a feature designed to preserve the integrity of the document. It also means that errors in a finalized report cannot be edited in place. If you identify a material error in a finalized report within 14 days of finalization, you may document a corrected report through a new inspection of the same property at no additional credit.

Report Sharing and Acknowledgement

Once a report has been unlocked, you may share it with another party (such as a landlord or tenant) via Amavera's acknowledgement portal. Sharing generates a unique link that allows the recipient to view the report and record a formal acknowledgement of receipt.

An acknowledgement through the portal records the recipient's name, their stated role, a timestamp, their IP address, and browser information. This creates a record that the report was received and reviewed, but it does not constitute a legal agreement, an admission, or acceptance of the report's findings by either party. Amavera is a documentation platform; how you use shared reports in any legal, financial, or contractual context is entirely your responsibility. Before a recipient submits an acknowledgement, we display a short notice on the acknowledgement page disclosing the information we collect (name, role, timestamp, IP address, and browser type) and linking to our Privacy Policy.

Share links expire 90 days after creation by default. You may extend a link before it expires, or revoke a link at any time, through the app.

Landlord and Tenant Invitation Flow

Landlords and property managers may invite a tenant to conduct a move-in inspection on their behalf. When an invitation is sent, the landlord transfers one inspection credit to the tenant, who uses the Amavera mobile app to complete the walkthrough and generate the report. Once finalized and unlocked, the report is accessible to both the tenant who conducted the inspection and the landlord who initiated the invitation.

Landlords are responsible for ensuring they have the legal right to request documentation of the property, and that any invitation they send is lawful under applicable landlord-tenant law. Amavera facilitates the documentation process only and is not a party to any landlord-tenant relationship or agreement. Amavera does not authorize use of the app to monitor, enter, or document a property in violation of a tenant's rights or applicable landlord-tenant law.

Landlords may also initiate a self-inspect flow, in which they conduct the inspection themselves using the app, without involving the tenant.

Payment and Credits

Amavera charges a fee to unlock a finalized inspection report. The price for a single report and available bundle options are displayed at the time of purchase. Prepaid report credits may be purchased in bundles at a discount. Credits do not expire.

Payments made through the mobile app are processed through the platform's native billing system — Google Play on Android and the App Store on iOS. Payments made through the Amavera web portal are processed through Stripe. In all cases, Amavera does not directly collect or store your payment card information.

A report is generated before payment. Payment unlocks the ability to download, share, print, and email the report. Before you unlock a report, you will be shown that the purchase is final and that unlocking immediately delivers the digital content, and you must affirmatively consent to that immediate delivery. Once a report has been unlocked, the purchase is final and non-refundable, as the digital content has been fully delivered. For purchases made through the App Store or Google Play, the applicable platform's refund policies also apply, and nothing in these Terms limits any non-waivable consumer rights you may have under the law of your home state.

If you purchase prepaid credits, unused credits remain in your account indefinitely and can be applied to any future inspection.

Accounts

You must create an account to use Amavera. You are responsible for maintaining the security of your account credentials. Do not share your password with others.

Your account gives you access to your past inspections and reports through both the mobile app and the web portal. If you lose access to your account, contact us at support@amavera.app.

Your Data

Your photos, inspection data, and reports are your data. Amavera processes your photos through AI services to generate your report. We do not sell your data to third parties. For full details on how we collect, use, and protect your data, see our Privacy Policy.

You grant Amavera a limited license to process your photos and inspection data for the purpose of generating your report and providing the service. This license does not transfer ownership of your content to Amavera.

Intellectual Property

The Amavera app, its design, code, and branding are the property of Amavera. You may not copy, modify, distribute, or reverse-engineer the app.

The content of your inspection reports — the text, observations, and analysis — is generated for your use. You may share, print, download, and distribute your own reports freely once unlocked.

Limitation of Liability

EXCEPT AS EXPRESSLY STATED, AMAVERA IS PROVIDED ON AN 'AS IS' AND 'AS AVAILABLE' BASIS WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING THE IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT REPORTS WILL BE ACCURATE, COMPLETE, OR SUITABLE FOR ANY PURPOSE, INCLUDING USE IN LEGAL PROCEEDINGS. TO THE MAXIMUM EXTENT PERMITTED BY LAW, AMAVERA AND ITS CREATORS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES. AMAVERA'S TOTAL AGGREGATE LIABILITY ARISING FROM OR RELATING TO THE SERVICE OR ANY REPORT SHALL NOT EXCEED THE GREATER OF THE AMOUNT YOU PAID TO AMAVERA IN THE TWELVE MONTHS BEFORE THE CLAIM OR USD 100. NOTHING IN THIS SECTION LIMITS LIABILITY FOR GROSS NEGLIGENCE, WILLFUL MISCONDUCT, OR FRAUD, OR ANY LIABILITY THAT CANNOT BE LIMITED OR EXCLUDED UNDER APPLICABLE LAW.

Indemnification

You agree to indemnify and hold harmless Amavera and its creators from any claims, damages, or expenses arising from your breach of these Terms, your misuse of the app, your violation of any law or the rights of a third party, or your reliance on any report generated by the app.

Dispute Resolution

If you have a dispute with Amavera, please contact us first at support@amavera.app. We will make a good-faith effort to resolve any issue informally before either party pursues formal action.

If informal resolution fails, any dispute arising from or relating to these Terms or your use of Amavera shall be resolved through binding arbitration administered under the rules of the American Arbitration Association, conducted in English, with proceedings held remotely or in Sheridan, Wyoming. You waive any right to participate in a class action lawsuit or class-wide arbitration against Amavera. The arbitrator shall have exclusive authority to resolve disputes about the interpretation, applicability, enforceability, or formation of this arbitration agreement, except that a court shall decide whether the class action waiver is enforceable. If the class action waiver is found unenforceable, the arbitration provision shall be void as to the affected claims; the remainder of this section is severable and shall remain in effect. This arbitration agreement does not apply to any claim that, under the Ending Forced Arbitration of Sexual Assault and Sexual Harassment Act (9 U.S.C. 401-402), the claimant elects to bring in court.

Nothing in this section prevents either party from seeking emergency injunctive relief in a court of competent jurisdiction to prevent irreparable harm pending arbitration, or from bringing claims in small claims court where applicable.

Changes to These Terms

We may update these Terms of Service from time to time. If we make material changes, we will update the "Last updated" date at the top of this document and notify you through the app or by email. For material changes, we will provide reasonable advance notice through the app or by email before they take effect, and the changes will apply prospectively only and will not affect disputes that have already arisen. For material changes to the arbitration provision or the limitation of liability, we will ask you to affirmatively accept the updated Terms before you continue using Amavera. For non-material changes, your continued use after the updated Terms are posted constitutes acceptance.

Termination

We reserve the right to suspend or terminate your access to Amavera at our discretion if you violate these terms. You may stop using the app at any time. Termination does not entitle you to a refund of any previously purchased credits or unlocked reports.

Miscellaneous

Eligibility. You must be at least 18 years old to use Amavera, and you represent that you are. Severability. If any provision of these Terms is held unenforceable, the remaining provisions remain in full force. Entire Agreement. These Terms and the Privacy Policy are the entire agreement between you and Amavera regarding the service. Assignment. You may not assign these Terms without our prior written consent; we may assign them in connection with a merger, acquisition, or sale of assets. Force Majeure. We are not liable for any delay or failure to perform caused by events beyond our reasonable control.

Governing Law

These terms are governed by the laws of the State of Wyoming, United States, without regard to conflict of law principles. Nothing in these Terms waives any consumer protection right that cannot be waived under the law of the state where you reside.
